We at DK Realty have been in this business for over a couple of decades. And, over time, have come to manage several properties belonging to our Overseas Clients.
Initially, it all began in the capacity of their Estate Consultants and was indeed limited to just that. However, over time, we came to don greater responsibilities of these Client’s properties given that they were overseas. Initially, our role was limited because their parents were local and available. But, with passage of time, we inadvertently came to don greater mantle in this regard, especially after the passing of the elderlies.
We at DK Realty manage our overseas Client’s properties by way of offering all kinds of related services. Works involving Masons, Carpenters, Plumbers, Electricians, Fabricators etc. are all taken care of by us. We have developed a strong team of trustworthy Vendors who have been working with us for almost 15 years now. These Vendors and their workers are completely reliable and the Client’s properties are in safe hands.
Our role in all this is that of overlooking the work. Depending upon the work involved we get that particular Vendor on site and get him to ascertain the scope of work. Basis of that the Vendor prepares his quotation and we determine whether it is fair or not. After that the Client interacts with the Vendor just to be sure and then transfers 50% advance directly into the Vendor’s account. We are not involved in money matters between the Client and the Vendor. Till completion, we supervise the progress ever so regularly and accordingly report to the Client. Upon completion, and after us validating the same, the Client pays off the Vendor directly.
This sort of Property Management involves no separate monetary compensation to us. However, before taking up such tasks we ensure that we must be mandated with the property for both leasing or selling it. We do not take up these tasks if we are not the Sole Agent working on the Subject Property.
In fact, during the Covid times, when we were without work, we were entrusted with the responsibility of a complete overhaul of a property and we carried out that entire interior decoration work. We went out to buy all kinds of materials, bargained for good rates with shop owners, transported goods using our vehicles and overlooked the work. All this kept us engaged and we loved every bit of it. It was good to learn several aspects hands on. Stepping out in the Covid times was risky alright but sitting idol at home was against our spirit. We in fact wholeheartedly thank the house owner for having presented us with such a wonderful opportunity.
Long story short, if we are the sole agents for the owners then we look after their properties just as well. It is a win win for everyone involved.
